Mold is one of the most common concerns we hear about from homeowners across Pinellas County.

The combination of heat, humidity, and occasional storms creates ideal conditions for mold growth in homes from Largo to Clearwater Beach, Seminole to St. Petersburg, and throughout Clearwater. As someone who has cleaned hundreds of local residences, I’ve developed a practical prevention routine that works with our climate rather than against it.

Mold spores are everywhere in Florida air. They only become a problem when they find moisture and organic material to feed on. Prevention focuses on removing both.

Start with daily habits. Wipe bathroom sinks, counters, and shower walls after use. A simple squeegee on glass and tile takes less than a minute and removes the standing water mold loves. In the kitchen, dry the sink and surrounding counters after washing dishes. Keep the dishwasher door cracked slightly after a cycle so moisture can escape. Empty trash cans regularly—food residue plus humidity is an invitation.

Weekly tasks form the backbone of the routine. Clean bathroom grout and caulk with a mold-inhibiting cleaner or a diluted vinegar solution. Pay special attention to the base of toilets, under sinks, and around tubs. Vacuum or wipe window tracks and sills; condensation often collects there in our humid climate. Wipe down the refrigerator seals and the area under the fridge if accessible. Change or clean HVAC filters monthly—clogged filters reduce airflow and can harbor moisture.

Every two weeks, deep-clean high-risk zones. Scrub shower curtains or liners, or replace them if they show spots. Clean ceiling vents and the area around them. Wipe the tops of baseboards and the backs of toilets. In laundry rooms, clean the dryer vent and the space behind the washer if possible; residual moisture from wet clothes is a frequent culprit in Seminole and Largo homes.

Monthly, address the whole house more thoroughly. Clean under and behind furniture where air doesn’t circulate well. Wipe down closet walls and floors, especially if clothes or shoes feel damp. Inspect and clean any visible pipes or water heater areas for condensation. Run a dehumidifier in problem rooms and empty it daily. Consider a professional air-duct cleaning if you notice musty smells when the AC runs—common in older Clearwater and St. Petersburg properties.

Outdoor factors matter too. Keep gutters clear so water doesn’t pool near the foundation. Trim vegetation away from the house to improve airflow. After heavy rains, check for any water intrusion around doors and windows.

If you spot early mold—small spots on caulk, a musty closet, or discoloration on walls—address it immediately. Clean with an appropriate solution, dry the area thoroughly, and fix the moisture source. Never paint over active mold; it will return.
